Minimum
Standards.
Victorian law requires 15 specific standards to be met before a property is leased. We audit the structure, amenity, and safety to ensure your rental is "VBA Approved."
Heating
A fixed, 2-star energy efficient heater must be in the main living area.
Locks
External doors must have deadlatches or locks that open from inside without a key.
Bathrooms
Must have a washbasin, shower/bath, and 3-star WELS rated fixtures.
Kitchens
Dedicated prep area, sink with hot/cold water, and a 2+ burner stovetop.
Ventilation
Habitable rooms, bathrooms, and laundries must meet BCA ventilation codes.
Lighting
Adequate natural light by day and artificial light by night in all rooms.
Weatherproof
The property must be structurally sound and free from damp or roof leaks.
Bins
Vermin-proof rubbish and recycling bins must be provided (Council standard).
Privacy
Curtains or blinds required in all bedrooms and living areas to block light.
Electrical
Safety switches and circuit breakers must be installed on all circuits.
Blind Cords
NEW 2025: All internal window cords must have safety anchors installed.
Mould Free
Property must be free of mould or dampness caused by structural issues.
The 7-Day Rule.
By law, rental providers must provide records of safety checks within 7 days of a renter's written request. Our digital Ninja Reports ensure you are always ready for a VCAT audit.
Pre-Lease Disclosure
Dates of last gas/elec checks must be in the lease.
Urgent Repairs
Missing minimum standards qualify as urgent repairs.
